Closing Costs & Land Transfer Tax in Ontario
Beyond your down payment, plan for closing costs of roughly 1.5–4% of the purchase price — land transfer tax is usually the biggest single piece.
Ontario land transfer tax
Calculated on a sliding scale based on purchase price — your lawyer will confirm the exact amount, but budgeting around 1–2% of the purchase price is a reasonable starting point for most homes in our area.
First-time buyer rebate
Ontario offers a land transfer tax rebate of up to $4,000 for qualifying first-time buyers — ask your lawyer whether you qualify before closing.
Other closing costs to plan for
Legal fees, title insurance, a home inspection, and adjustments for prepaid property taxes or utilities all typically show up on your final closing statement.
Rural properties add a few extras
Well and septic inspections, and sometimes a survey, are common additional costs when buying outside a serviced subdivision.
